Free roof inspections in Colorado Springs
Someone on the roof and in the attic, with photos you can keep. Useful after hail, before buying, or when something just looks off.

People book inspections for three reasons: a storm went through, they are buying or selling, or they noticed something like granules in the gutters or a stain on the ceiling. The inspection is the same in each case; what changes is who reads the report.
What we look at
Shingle field
Hail bruises, cracks, curling, granule loss and unsealed tabs, slope by slope.
Edges and openings
Drip edge, flashing at walls and chimneys, pipe boots, vents and skylights.
Attic side
Daylight through the deck, stains, wet insulation, ventilation and frost marks.

What you get afterwards
A short written report with photos, the roof's approximate age and size, the problems we found ranked by urgency, and what we would recommend. If nothing needs doing, the report says so. For a hail claim we add test-square hit counts and soft-metal damage.
There is no charge for the inspection and no obligation to hire us afterwards.
Questions about roof inspection
Is the inspection really free?
Yes. We would rather you know what is on your roof; if work is needed, you can hire us or anyone else.
Can you inspect for a home sale?
Yes. Buyers, sellers and agents use our reports. Tell us the closing date so we can fit it in.
Do you walk steep roofs?
When it is safe. On very steep or fragile roofs we use binoculars and a camera pole instead, and say so in the report.
