Roof leak repair in Colorado Springs

Water rarely drips straight down from where it got in. We follow it back to the source before fixing anything.

A ceiling stain in the bedroom might start ten feet uphill at a cracked pipe boot. Water runs along the decking and the rafters until it finds a low point, so patching the shingles directly above the stain often fixes nothing.

The usual suspects here

  • Pipe boots. The rubber collar around plumbing vents dries out and splits in the high-altitude sun, often within ten years.
  • Step and counter flashing. Where a roof meets a wall or chimney, missing or rusted flashing lets wind-driven rain behind it.
  • Valleys. Pine needles pile up, hold water and push it sideways under the shingles.
  • Ice dams. In winter, meltwater backs up behind ice at the eaves and seeps in where there is no ice and water shield.
  • Hail bruises. Older hail hits that have lost granules and finally cracked through.

How we track it down

We start in the attic with a light, follow the stain marks uphill on the decking, then go to the matching spot on the roof. If it is still unclear, we water-test one area at a time with a hose while someone watches inside. Once found, we fix that spot and check the others on the list above while we are up there.

Questions about roof leak repair

My leak only shows up in heavy storms. Can you still find it?

Usually. Wind-driven leaks often come from flashing or a vent. A water test with a hose can recreate it.

Should I put a bucket under it and wait?

Put a bucket under it, move belongings away and call. A slow drip soaks insulation and drywall long before it is obvious.

Can a leak mean I need a new roof?

Sometimes, but most leaks are a single failed detail. We will tell you which it is.
